Hatboro's biggest holiday events happen on York Road within a few weeks of each other. The 65th Annual Holiday Parade is on Sunday, November 22. Small Business Saturday follows on November 28, and the borough has free York Road parking on five Saturdays, starting that day and running through December 26. At the same time, a group of restaurants is finishing build-outs on and around that same street. Some say they'll open in time for those crowds and some won't. If you're making holiday plans in town this year, it helps to know which openings line up with which dates.
Montco Today, summarizing Bucks County Courier Times reporting, counted five restaurants expected downtown by the end of the year. Reports have already shown that "expected" can slip by weeks. So here's the season in order, with the openings placed where they're likely to land.
The openings slated for this month are all off York Road. On the main street itself, October runs on places that are already serving. Philly Philly Cheesesteaks opened this summer at 24 S. York Road, and Dunkin' was reported open at 256 S. York Road on July 29. The Courier Times also reported that Caravan Food and Meat Market opened downtown in March.
The October calendar is mostly smaller events that build up to the Halloween weekend:
Halloween falls on a Saturday this year, and two events fill the day. The Skeleton Skurry 5K and walk runs from 8 a.m. to noon at Pennypack Community Center, 130 Spring Avenue. That afternoon, the Chamber's free Halloween Stroll runs from 2 to 4 p.m. on York Road, with kids in costume trick-or-treating at local businesses. For the Stroll, the businesses are the event, so the storefronts that are open by October 31 are the ones handing out candy.
The opening closest to the holiday rush is The Iron Oven. Owner Alex Nalbandian has run the original at 1134 Street Road in Southampton for more than eight years. He is moving a second location into the former Ross & Co. building at 58 S. York Road. In late September, Patch reported crews painting the exterior. Borough officials pointed out that the paint came from Lewis Paint, the business next door.
The opening date has already moved once. On September 20, Montco Today said Nalbandian was aiming for October. Three days later, Patch reported he hoped to open sometime in the second week of November. Glenside Local's profile from the same day said "sometime in November."
If the second-week target holds, the doors open about ten days before the parade. Montco Today reports the Hatboro location will serve the core menu plus monthly specials made only for this location. Patch notes the restaurant is known for long rolls baked on the premises. If you know the Street Road location, you'll know what to expect.
From the Sunday before Thanksgiving through New Year's Eve, the borough calendar and the opening dates overlap. All dates below come from the borough's event pages. The right-hand column lists the openings that could plausibly be serving by each date, going only on what's been reported.
| Date | Event | Where | Openings that could be in play |
|---|---|---|---|
| Sun., Nov. 22, 2–4 p.m. | 65th Annual Holiday Parade | York Road | The Iron Oven, if mid-November holds |
| Sat., Nov. 28 | Small Business Saturday, first free-parking Saturday | York Road | Same, plus any October soft openings |
| Fri., Dec. 4, 5–8 p.m. | Union Library Holiday Tree Lighting | 243 S. York Road | Same |
| Fri., Dec. 4, 5–8 p.m. | Hatboro Winter Nights Children's Market | Location to be announced | Same |
| Sat., Dec. 5, 4–8 p.m. | Holiday Sip N Shop, free-parking Saturday | Pennypack Community Center, 130 Spring Ave. | Same |
| Sat., Dec. 12, 19, 26 | Free York Road parking | York Road | Same |
| Thu., Dec. 31, 4–6 p.m. | New Year's Eve Hat Drop | Shopper's lot, W. Moreland Ave. and York Road | Same |
The free-parking notice is the most useful line on that calendar for planning. It lists five Saturdays: November 28 and December 5, 12, 19 and 26. December 4 is the busiest evening. The tree lighting at the library and the Children's Market share the same 5 to 8 p.m. slot, though the market's location hadn't been announced when we checked. The next evening's Holiday Sip N Shop moves indoors to Pennypack Community Center, with shopping, Santa photos and food.
Papa John's is the other York Road opening that could make this window. It's going into the former TD Bank at York and Lehman Roads. In early August, Patch reported finishing work underway and an opening expected soon. Six weeks later, Montco Today still listed it as expected. No source we found confirms it has opened. Sabor de Puebla is also expected on North York Road, but no street number or opening date has been published.
The two most distinctive openings this fall aren't on York Road. That puts them outside the parade route and the free-parking zone.
Casa de Fehu is planned for 482 Jacksonville Road. Owner Anthony Shalamov described it to reporters as upscale and European-inspired, with about 50 seats. He was aiming for an October soft opening. As of this writing, we haven't found a report confirming it has opened. A 50-seat soft opening on Jacksonville Road is a quieter debut than a York Road storefront would get, and it doesn't depend on parade-day crowds.
Sumatra Café, which already operates in Wyncote, is opening its second location on South Penn Street, next to the SEPTA regional rail line. The exact address is unclear. Glenside Local's June report and Montco Today's story both say 24 S. Penn Street. The café's own website lists 42 S. Penn St and shows the location closed every day, with no opening date. Back in June, the owner was hoping to launch "in a couple of months." That timeline has already passed, so treat it as a "this fall" opening until the café announces a date.
Montco Today also mentions a sushi restaurant and a Cajun concept said to be in the works, but neither has named a location.
Montco Today links the restaurant wave to housing growth along York Road. The Station at Hatboro, a 102-unit apartment building, started leasing in May. It joins the 36-unit Milliner Lofts, which opened in 2025, along with Jacksonville Green and Hatboro Lofts. That's a lot more people living within walking distance of the parade route than there were a couple of years ago. The holiday calendar gives the new kitchens a few concentrated weekends to meet them.
Not every change downtown this year has been an opening. In January, Glenside Local reported that DeLoach Essentials Salon at 216 N. York Road had closed. Rina's Rocks at 120 S. York Road and Cosmic Primate Tattoo at 136 S. York Road had both announced closings. The tattoo shop's owner planned to reopen across the street in a smaller space.
A new restaurant opening a few doors away is good news for a whole block, and it's one of the things buyers ask about first.
