The Market is Changing

 Within 24 hours, there has been 31 new homes hit the MLS, 13 coming soon homes, 5 homes that come back to the market due to contracts falling through and 15 homes that had a price decrease. And Realtors say there isn't a change coming. I am letting everyone of my clients know, there is a change happening. You won't see it happen over night but you will see it in a few months. I cannot predict the future, even though some Realtors think they can, but I can tell you from looking at the status, we are heading towards a buyers market. Now, some lenders will tell you it is a buyers market already, and that just isn't true so please, please reach out to me to get verification from lenders who will not scare you. I have 2 great ones I work with and they will give you the honest truth. There are some Realtors out there too that are telling clients, "Your house will sell in 2 days with $40k over asking and All Cash!" - That is highly unlikely. I am seeing less and less, ALL CASH / no mortgage buyers so please make sure you ask them questions about what an all cash offer means.
